This Addendum to Commercial Sublease dated as of April 21, 2023 (the “Addendum”), by and between Tan Line, LLC,a District of Columbia limited liability company (“Tenant”) and Allure & CO LLC,a District of Columbia limited liability company, d/b/a Body Bronze DC Tanning Salon (“Subtenant”), hereby amends the Commercial Sublease between Tenant and Subtenant dated August29, 2022 (the “Sublease”), for certain leased property located at 1608 20 Street, NW, Washington, DC 20009 (the “Premises”), as follows: i, The monthly rent under the sectiontitled “SUBLEASE PAYMENTS”(the “Base Rent”) shall be $10,000.00 for the month ofApril 2023, then $13,000.00 per month for May 2023 through August 2023.
Beginning on November 1, 2023, the Base Rent shall be $15,450.00 per month and continuing in that amount until the next annual escalation date of September 1, 2024.
For any Base Rent paymentnot paid in full, with late fee, by the fifth (5'") day ofthe month, Tenant may immediately pursue its right to possession, damages and/or attorneys” fees and costs in accordance withthe“DEFAULTS; NOTICETO QUIT”section ofthe Sublease, and Subtenant expressly acknowledges andreaffirms such rights of Tenant as set forth in the Sublease and waives any defenses, claims, setoffs or oppositions thereto.
All Triple Net payments are due by the fifteenth (15) day ofeach month and are subject to the samelate fee and default terms as noted above in Paragraph 1.

Tenant shall be required to replace, when well worn or in obvious need or repair, in areas used by customers, carpeting, flooring, paint, wall coverings, signage, trade fixtures, displays, furniture, and other property in order to provide an attractive, clean, safe and fresh appearance.
Tenant will indemnify and hold Landlord harmless from and against any and all expense, liens, claims or damages to person or property which may arise by reason of the making of any such alterations, decorations, additions or improvements.
Nothing in this agreement is intended to relieve Tenant from his obligations to repair (or continue, uninterrupted, to pay all rent as it becomes due) arising from the fault or neglect of himself or his servants, employees agents, visitors or licensees.
It is understood and agreed that all personal property, gocds, wares and merchandise in said Demised Premises shall be and remain at the Tenant's unless damage thereto is caused by the active, wiilful and intentional misconduct of the Landlord, its servants, employees or contractors.
{(b) Tenant hereby elects domicile at the Demised Premises for the purpose of service of all notices, writs or summons, or other legal documents, or process, in any suit, action, or proceeding which Landiord may undertake under this Lease,
