`4. CLOSING.

`delayed by reason of delay of the Buyer obtaining his license, in

`have been obtained, or unless otherwise agreed by the parties or

`their attorneys. All payments required to be made of Buyer at

`B. Rent, taxes, utility charges and other obligations of

`the Lease
