`
`SPECIFICATION
`
`Equipment management system
`
`[Detailed Description of Invention]
`
`[0001]
`
`[Technical Field of Invention] The present invention relates to a management system of equipment
`
`and particularly relates to a system for remotely operating or remotely monitoring equipment.
`
`[0002]
`
`[Conventional Art] Equipment such as air conditioners are widely used in general housing, housing
`
`complexes, hotels, factories, hospitals, stores, and train station premises. It is typical for such
`
`equipment to be operated and controlled by respective users at the installation location thereof.
`
`[0003] It is typical for equipment such as air conditioners installed in facilities such as conference
`
`rooms and lobbies where many unspecified persons enter and leave to be centrally controlled by a
`
`manager of the equipment. In this case, operation instructions to the equipment may not necessarily
`
`match requests users actually using the facilities such as the conference room and the lobby.
`
`Furthermore, it is conceivable that each individual user has preferred settings according to the
`
`environment in the facility and the operation state of the equipment, but when the settings are
`
`biased to one individual or a few users, many people will be inconvenienced.
`
`[0004]
`
`[Problem to Be Solved by Invention] Art for remotely operating such equipment using a telephone
`
`line or the like is known. For example, this art connects equipment to a telephone line via a modem,
`
`a router, an electric light line LAN router, or the like, transmits a control signal by a telephone set
`
`push signal or the like, and remotely operates the equipment externally.
`
`[0005] An object is to utilize such remote operation art to set equipment installed in a facility where
`
`many unspecified persons enter and leave to settings matching requests of users actually using the
`
`facility.
`
`[0006]
`
`[Means for Solving Problem] The equipment management server of claim 1 of the present
`
`invention is an equipment management server for acquiring operation information of equipment
`
`and environment information at an installation location of the equipment to provide monitoring
`
`information to monitor the operation state of the equipment and transmitting a control signal for
`
`remotely operating the equipment, provided with instruction receiving means for receiving
`
`instruction information relating to operation of the equipment from a plurality of users, operation
`
`content means for determining operation content of the equipment based on instruction information
`
`from the plurality of users, and control signal generation means for generating and transmitting a
`
`control signal based on operation content determined by the operation content determination

`

`

`means.
`
`[0007] In this case, the instruction information is received from a plurality of users actually using
`
`the housing or facilities where the equipment is installed, and control reflecting the requests of
`
`each user can be performed.
`
`[0008] The equipment management server of claim 2 of the present invention is the equipment
`
`management server according to claim 1, wherein the equipment management server is built into
`
`or connected to the equipment, it is possible to acquire and transmit operation information of the
`
`equipment and environment information at the installation location of the equipment and connect
`
`to an equipment control device that receives the control signal and sends it to the equipment
`
`through a communication line, and operation information, environment information, and control
`
`signals are transmitted and received via the communication line and the equipment control device.
`
`[0009] In this case, the operation information of the equipment and the environment information
`
`at the installation location can be sequentially received to set the equipment to an appropriate
`
`operation state, and appropriate control can be performed by reflecting the requests of each user.
`
`[0010] The equipment management server of claim 3 of the present invention is the equipment
`
`management server according to claim 1 or 2, wherein the instruction receiving means are
`
`configured to receive, via a communication line, instruction information inputted by each user from
`
`an information terminal device.
`
`[0011] In this case, each user using housing or a facility where the equipment is installed can
`
`transmit instruction information to the equipment via an information processing terminal such as a
`
`personal computer connected to a communication line through a modem, a router, or the like or
`
`via a mobile phone, a PHS, or a personal digital assistant (PDA: personal digital assistant).
`
`[0012] The equipment management server of claim 4 of the present invention is the equipment
`
`management server according to any of claims 1 to 3, wherein the operation content determination
`
`means are configured to determine operation content by averaging instruction information
`
`transmitted from each user.
`
`[0013] In this case, by averaging the instruction information from the users using the facility, the
`
`requests of many users can be satisfied without performing biased control. The equipment
`
`management server of claim 5 of the present invention is the equipment management server
`
`according to any of claims 1 to 3, further provided with user information storage means for storing
`
`user information of each user, wherein the operation content determination means are configured
`
`to discern priority of instruction information transmitted from each user based on user information
`
`stored in the user information storage means and determine operation content based on this
`
`discernment result.
`
`[0014] In this case, due to the information related to the use authority of each user being stored in
`
`2
`
`RESIDEO-999
`EX1044
`
`

`

`the user information storage means, the operation content can be determined by the priority of the
`
`use authority. For example, in the case of a facility such as a conference room, by giving a use
`
`authority corresponding to the job title of a user using the facility, control of the equipment that
`
`prioritizes persons with a high use authority can be performed. Furthermore, in general households,
`
`by setting the use authority according to age, physical ability, judgment ability, and the like, it
`
`becomes possible to realize the operation of equipment taking the safety of children, the sick,
`
`elderly persons, and the like into consideration and realize operation taking economy into
`
`consideration. When configured such that an equipment owner sets a use authority for each user,
`
`wasteful use or illegal use of equipment in the facility can be limited, and it becomes possible to
`
`make settings for the safety of children, the sick, elderly persons, and the like in general households
`
`and the like.
`
`[0015] The equipment management server of claim 6 of the present invention is the equipment
`
`management server according to any of claims 3 to 5, further provided with position information
`
`acquisition means for acquiring position information of each user, wherein the operation content
`
`determination means are configured to exclude instruction information from users having position
`
`information outside a prescribed area to determine operation content.
`
`[0016] For example, even when a person in a location other than the housing or facility where the
`
`equipment is installed erroneously or intentionally transmits instruction information to the
`
`equipment, the instruction information is ignored to limit wasteful and illegal operation. In order
`
`to acquire the position information of the user, when the instruction information from each user is
`
`received from a mobile phone or a PHS or the like, for example, the position information of the
`
`user who transmits the instruction information from the position information service performed by
`
`a telephone company or the like can be acquired.
`
`[0017] The program of claim 7 of the present invention is a program for causing a computer to
`
`function as an equipment management server for acquiring operation information of equipment
`
`content determination means for determining operation content of the equipment based on
`
`instruction information from the plurality of users, and control signal generation means for
`
`generating and transmitting a control signal based on operation content determined by the operation
`
`content determination means.
`
`[0018] In this case, the instruction information is received from a plurality of users actually using
`
`the housing or facilities where the equipment is installed, and it is possible to provide an equipment
`
`3
`
`RESIDEO-999
`EX1044
`
`

`

`management server that performs control reflecting the requests of each user.
`
`[0019] The program of claim 8 of the present invention is a program for causing a computer to
`
`function as an equipment management server for acquiring operation information of equipment
`
`and environment information at an installation location of the equipment to provide monitoring
`
`information to monitor the operation state of the equipment and transmitting a control signal for
`
`remotely operating the equipment, provided with instruction receiving means for receiving
`
`instruction information relating to operation of the equipment from a plurality of users, user
`
`information storage means for storing user information of each user, operation content
`
`determination means for discerning priority of instruction information transmitted from each user
`
`based on user information stored in the user information storage means and determining operation
`
`content of the equipment based on this discernment result, and control signal generation means for
`
`generating and transmitting a control signal based on operation content determined by the operation
`
`content determination means.
`
`[0020] In this case, the operation content can be determined in consideration of the priority of each
`
`user on the basis of the user information of each user stored in the user information storage means,
`
`and it is possible to provide an equipment management server that determines the operation content
`
`corresponding to the level of the use authority.
`
`[0021] The recording medium of claim 9 of the present invention is a recording medium for storing
`
`a program for causing a computer to function as an equipment management server for acquiring

`operation information of equipment and environment information at an installation location of the
`
`equipment to provide monitoring information to monitor the operation state of the equipment and
`
`transmitting a control signal for remotely operating the equipment, provided with instruction
`
`receiving means for receiving instruction information relating to operation of the equipment from
`
`a plurality of users, operation content determination means for determining operation content of
`
`the equipment based on instruction information from the plurality of users, and control signal
`
`generation means for generating and transmitting a control signal based on operation content
`
`determined by the operation content determination means.
`
`[0022] In this case, the program of the equipment management server such as indicated in claim 7
`
`can be distributed in the state stored in a floppy (registered trademark) disk (FD), a magneto-optical
`
`disk (MO), a CD-ROM, a memory (ROM), or the like.
`
`[0023] The recording of claim 10 of the present invention is a recording medium for storing a
`
`program for causing a computer to function as an equipment management server for acquiring
`
`operation information of equipment and environment information at an installation location of the
`
`equipment to provide monitoring information to monitor the operation state of the equipment and
`
`transmitting a control signal for remotely operating the equipment, provided with instruction

`receiving means for receiving instruction information relating to operation of the equipment from
`
`a plurality of users, user information storage means for storing user information of each user,
`
`operation content determination means for discerning priority of instruction information
`
`transmitted from each user based on user information stored in the user information storage means
`
`and determining operation content of the equipment based on this discernment result, and control
`
`signal generation means for generating and transmitting a control signal based on operation content
`
`determined by the operation content determination means.
`
`[0024] In this case, the program of the equipment management server such as indicated in claim 8
`
`can be distributed in the state stored in a floppy disk (FD), a magneto-optical disk (MO), a CD-
`
`ROM, a memory (ROM), or the like.

`[0025] The equipment management system of claim 11 of the present invention is provided with
`
`an equipment control device built into or connected to an equipment, the equipment control device
`
`being for acquiring and transmitting operation information of the equipment and environment
`
`information at the installation location of the equipment and for receiving the control signal for
`
`performing operation control of the equipment and sending it to the equipment and an equipment
`
`management server for receiving operation information and environment information from the
`
`equipment control device to provide monitoring information to monitor the operation state of the
`
`equipment and transmitting a control signal for remotely operating the equipment. In particular,
`
`the equipment management server is configured so as to be provided with instruction receiving
`
`means for receiving instruction information relating to operation of the equipment from a plurality
`
`of users, operation content determination means for determining operation content of the
`
`equipment based instruction information from the plurality of users, and control signal generation
`
`means for transmitting a control signal based on the operation content determined by the operation
`
`content determination means.
`
`[0026] In this case, due to the control server receiving the instruction information from a plurality
`
`of users actually using the housing or facilities where the equipment is installed and transmitting a
`
`control signal to the equipment control device, control reflecting the requests of each user becomes
`
`possible.
`
`[0027] The equipment management system of claim 12 of the present invention is provided with

`
`[0028] In this case, the operation content can be determined in consideration of the priority of each
`
`user on the basis of the user information of each user stored in the user information storage means,
`
`and it becomes possible to determine the operation content corresponding to the level of the use
`
`authority.
`
`[0029]
`
`[Embodiments of Invention] (Outline Configuration of System) An outline configuration of an
`
`equipment management system adopting one embodiment of this invention is illustrated in FIG. 1.
`
`[0030] This system is a service system for remotely monitoring and remotely operating an
`
`equipment 35 installed in a facility 3 such as general housing, a housing complex, an office
`
`building, a public facility, or the like for a fee and is provided by a business operating a
`
`management center 2.
`
`[0031] The present system is constituted of a management server device 21 in the management
`
`center 2 mainly operated by the business and a equipment controller 31 installed in each facility 3
`
`or the like. The business registers a user who desires remote monitoring or remote operation of the
`
`equipment 35 for a fee and administers the system using an annual membership fee or the like.
`
`[0032] The management server device 21 installed in the management center 2 is connected to a
`
`database 22 and a connection device 23 via a LAN in the management center 2 and can
`
`communicate with an equipment controller 31 installed in the facility 3 via the connection device
`
`23 and a communication line 50. Any of a normal public line network, a radio line network such
`
`as a PHS or a mobile phone, the internet, a cable television network, or a dedicated line can be

`
`

`

`acquires the operation information of the equipment 35 transmitted from the equipment controller
`
`31 and the current environment information in the facility 3 in response to a request from a mobile
`
`terminal device 41 or information terminal device 32 possessed by the user and transfers the
`
`operation information and the environment information to the mobile terminal device 41 and the
`
`information terminal device 32 as monitoring information. Furthermore, the main control server
`
`generates a control signal for operating the equipment 35 in response to a request from the mobile
`
`terminal device 41 or the information terminal device 32 owned by the user and transmits the
`
`control signal to the equipment controller 31. The operation information of the equipment 35
`
`transmitted from the equipment controller 31 is stored in the database 22 as device operation
`
`information as appropriate.
`
`[0034] The management server device 21 is provided with a web server for opening a webpage
`
`accessible through an internet 51 to a user. The web server transmits various information to the
`
`mobile terminal device 41 and the information terminal device 32 owned by the user and receives
`
`information transmitted from the mobile terminal device 41 and the information terminal device
`
`32 via the internet. A terminal device capable of an internet connection, such as a PHS, a mobile

`
`device 32.
`
`[0035] The management server 21 is also provided with an authentication server for differentiating
`
`the use authority of an accessor who has accessed the web server via the internet 51. The
`
`authentication server references the user account and use authority registered in the database 22
`
`from the user ID inputted by the accessor and provides a service corresponding to the use authority.
`
`[0036] Additionally, the management server 21 is provided with a billing server for managing
`
`billing information of each user corresponding to contract contents and the like. The billing server
`
`updates the billing information stored in the database 22 according to the contract contents and
`
`other conditions.
`
`[0037] The database 22 stores customer information inputted at the time of registration, billing
`
`information indicating the state of billing, equipment operation information including the operation
`
`state of the equipment 35 transmitted from the equipment controller 31, operation content
`
`determination rules for determining the operation content of the equipment 35, setting request
`
`history for chronologically storing instruction information operated by users, user information

`

`[0038] The equipment controller 31 to which the equipment 35 is connected is installed in the
`
`facility 3 where the facility equipment 35 is installed. The equipment controller 31 is sold or lent
`
`to a user and connected to the equipment 35 by wire or wirelessly.
`
`[0039] The equipment controller 31 is provided with a communication function capable of
`
`communicating with the management center 2 through a communication line 50, and along with
`
`being capable of transmitting operation information relating to the operation state of each
`
`equipment 35 and environmental information in the facility 3 to the management center 2 side, also
`
`translates a control signal transmitted from the management center 2 to a control command of each
`
`equipment 35 and sends such. Communication between the main control server of the management
`
`server device 21 and the equipment controller 31 can be started/disconnected from either of them.
`
`Note, the equipment controller 31 may be built into any equipment 35.
`
`[0040] The equipment controller 31 is provided with storage means for storing address information
`
`of the management center 2 and communicates with the management center 2 by using the address
`
`data.
`
`(Web Server) A web server among the management server device 21 opens a webpage accessible
`
`through the internet to a user and provides services such as remote monitoring and operation of the
`
`equipment 35, setting and changing processing conditions by a manager (owner) of the equipment
`
`35, user account registration, and referencing billing information. An example of operation of this
`
`web server is illustrated in the flowchart in FIG. 2.
`
`[0041] In step S11 of FIG. 2, there is differentiation for whether there is access by a user. When
`
`access is made from the mobile terminal device 41 or information terminal device 32 possessed by
`
`a user via the internet 51, the system transitions to step S12.
`
`[0042] In step S12, an ID input screen for inputting a user ID and a password is transmitted to the
`
`user who has performed access, and the user ID and the password inputted by the user are
`
`authenticated.
`
`[0043] An example of an ID input screen displayed on a liquid crystal display device of the portable
`
`terminal device 41 when a user accesses from the mobile terminal device 41 such as a mobile
`
`phone or a PHS is illustrated in FIG. 3. An ID input screen 101 illustrated here is provided with an
`
`ID input box 102, a password input box 103, an OK input button 104, and operation button display
`
`units 105 to 107 corresponding to the buttons attached to a terminal. A user inputs his or her own
`
`user ID and password set beforehand into the ID input box 102 and the password input box 103
`
`and selects the OK input button 104 to transmit user information.
`
`[0044] When the web server receives the user ID and the password from the user, the user ID and
`
`the password are transferred to the authentication server, compared against the user account in the
`
`database 22, and these comparison results are received to differentiate whether the user ID and the
`
`8
`
`RESIDEO-999
`EX1044
`
`

`

`password are valid.
`
`[0045] The user account is, for example, stored in the database 22 according to a user information
`
`table such as is illustrated in FIG. 4. The user information table is constituted of items such as a
`
`user ID, a password, an available equipment ID, a menu level, and a use authority. A manager
`
`(owner) of the equipment 35 simultaneously sets a password when setting a user ID for each user.
`
`Furthermore, a facility ID and an equipment ID are set by this user ID in order to specify the
`
`available equipment 35. Moreover, the menu level and use authority for the equipment 35 usable
`
`with this user ID are set. The menu level specifies a menu that can be used when the user is
`
`permitted to access and can be configured such that the menu level is automatically set
`
`simultaneously with the setting of the use authority. The use authority may, for example, be
`
`configured to determine whether the level of the use authority according to a job title at a company
`
`in the case of equipment installed in a conference room in an office, and the use authority may also
`
`be set according to the classification of a conference organizer, lecturer, participant, or the like in
`
`the case of a rental conference room or the like. Furthermore, in the case of general housing, the
`
`use authority may be set according to the classification of husband, wife, child, head of household,
`
`housewife, elderly person, sick person, or the like. The configuration may be such that a general
`
`user in a public facility, an infant in a general household, or the like is set to a user with the lowest
`
`use authority and a password is not set.
`
`[0046] In step S12, when it is determined that the user ID and the password are not valid, the
`
`system transitions to step S13. In step S13, error processing for transmitting a display indicating
`
`that authentication has failed to the user side is executed, and the system transitions to step S26.
`
`Furthermore, when it is determined that the user ID and the password are valid, the system
`
`transitions to step S14.
`
`[0047] In step S14, a menu screen of this service is displayed. In this menu screen display
`
`processing, a menu screen for selecting remote monitoring, remote operation, setting change,
`
`billing information inquiry, and other instructions is displayed. In this case, a menu corresponding
`
`to the user account is displayed according to the menu level in the user information table referenced
`
`in step S12.
`
`[0048] An example of a menu display screen displayed on a liquid crystal display device of the
`
`mobile terminal device 41 is illustrated in FIG. 5. A menu display screen 111 illustrated here is
`
`constituted of a menu selection display unit 112 and operation button display units 105 to 107
`
`corresponding to buttons attached to a terminal. Items such as “view equipment state” for
`
`instructing remote monitoring, “operate equipment” for instructing remote operation, “change
`
`settings” for instructing changes of various settings, “view billing information” for instructing
`
`inquiries of billing information, “other” for giving other instructions, and “close menu” for closing

`this menu are displayed on the menu selection display unit 112. In this case, the configuration may
`
`be such that when the menu level of the user information table referenced in step S12 is low, items
`
`for which the instruction at the menu level thereof is limited are not displayed or are displayed in
`
`light print, and the items are not selectable. For example, when the user account is the manager
`
`(owner), all the items are displayed normally on a menu selection display unit 112 and are
`
`selectable. Items such as “operate equipment” and “close menu” are displayed normally to a user
`
`having the lowest use authority, these are selectable, and all other items are displayed in light print
`
`and are not selectable.
`
`[0049] By operating an operation button corresponding to an operation button display unit 106, the
`
`user can determine a selection item by moving a cursor 113 displayed on the menu selection display
`
`unit 112 to color-invert a selected item, and operating an operation button for instructing
`
`confirmation.
`
`[0050] In step S15, there is differentiation for whether there is an instruction for remote monitoring
`
`from a user. When the user selects “view equipment state” from the menu display screen 111 and
`
`confirms such, this instruction information is transmitted to the web server of the management
`
`server device 21 via the internet 51. When the web server receives this instruction information, it
`
`is determined that there was an instruction for remote monitoring, and the system transitions to
`
`step S16.
`
`[0051] In step S16, the instruction information received by the web server is transferred to the main
`
`control server. The main control server communicates with the equipment controller 31 through
`
`the communication line 50, acquires the current operation state of the equipment 35 and
`
`environmental information in the facility 3 and transmits them to the web server. The web server
`
`transmits monitoring information such as the received operation information of the equipment 35
`
`and environmental information in the facility 3 to the mobile terminal device 41 or information
`
`terminal device 32 possessed by the user.
`
`[0052] In step S17, there is differentiation for whether there is an instruction for remote operation
`
`from a user. When the user selects “operate equipment” from the menu display screen 111 and
`
`confirms such, this instruction information is transmitted to the web server of the management
`
`server device 21
