`[Technical Field of Invention] The present invention relates to a management system of equipment

`and particularly relates to a system for remotely operating or remotely monitoring equipment.

`[Conventional Art] Equipment such as air conditioners are widely used in general housing, housing
`
`complexes, hotels, factories, hospitals, stores, and train station premises. It is typical for such
`
`equipment to be operated and controlled by respective users at the installation location thereof.
`
`[0003] It is typical for equipment such as air conditioners installed in facilities such as conference
`
`rooms and lobbies where many unspecified persons enter and leave to be centrally controlled by a
`
`manager of the equipment. In this case, operation instructions to the equipment may not necessarily
`
`match requests users actually using the facilities such as the conference room and the lobby.
`
`Furthermore, it is conceivable that each individual user has preferred settings according to the
`
`environment in the facility and the operation state of the equipment, but when the settings are
`
`biased to one individual or a few users, many people will be inconvenienced.

`line or the like is known. For example, this art connects equipment to a telephone line via a modem,

`a router, an electric light line LAN router, or the like, transmits a control signal by a telephone set

`becomes possible to realize the operation of equipment taking the safety of children, the sick,

`elderly persons, and the like into consideration and realize operation taking economy into

`consideration. When configured such that an equipment owner sets a use authority for each user,

`wasteful use or illegal use of equipment in the facility can be limited, and it becomes possible to
`
`make settings for the safety of children, the sick, elderly persons, and the like in general households
`
`and the like.

`[Embodiments of Invention] (Outline Configuration of System) An outline configuration of an

`equipment management system adopting one embodiment of this invention is illustrated in FIG. 1.

`[0030] This system is a service system for remotely monitoring and remotely operating an

`equipment 35 installed in a facility 3 such as general housing, a housing complex, an office
`
`building, a public facility, or the like for a fee and is provided by a business operating a
`
`management center 2.

`[0031] The present system is constituted of a management server device 21 in the management

`center 2 mainly operated by the business and a equipment controller 31 installed in each facility 3

`or the like. The business registers a user who desires remote monitoring or remote operation of the

`equipment 35 for a fee and administers the system using an annual membership fee or the like.

`generates a control signal for operating the equipment 35 in response to a request from the mobile

`terminal device 41 or the information terminal device 32 owned by the user and transmits the

`control signal to the equipment controller 31. The operation information of the equipment 35
`
`transmitted from the equipment controller 31 is stored in the database 22 as device operation
`
`information as appropriate.

`web server is illustrated in the flowchart in FIG. 2.

`Furthermore, a facility ID and an equipment ID are set by this user ID in order to specify the

`available equipment 35. Moreover, the menu level and use authority for the equipment 35 usable
`
`with this user ID are set. The menu level specifies a menu that can be used when the user is
`
`permitted to access and can be configured such that the menu level is automatically set
`
`simultaneously with the setting of the use authority. The use authority may, for example, be
`
`configured to determine whether the level of the use authority according to a job title at a company
`
`in the case of equipment installed in a conference room in an office, and the use authority may also
`
`be set according to the classification of a conference organizer, lecturer, participant, or the like in
`
`the case of a rental conference room or the like. Furthermore, in the case of general housing, the
`
`use authority may be set according to the classification of husband, wife, child, head of household,
`
`housewife, elderly person, sick person, or the like. The configuration may be such that a general
`
`user in a public facility, an infant in a general household, or the like is set to a user with the lowest
`
`use authority and a password is not set.
`

`be such that when the menu level of the user information table referenced in step S12 is low, items

`for which the instruction at the menu level thereof is limited are not displayed or are displayed in

`light print, and the items are not selectable. For example, when the user account is the manager
`
`(owner), all the items are displayed normally on a menu selection display unit 112 and are
`
`selectable. Items such as “operate equipment” and “close menu” are displayed normally to a user
`
`having the lowest use authority, these are selectable, and all other items are displayed in light print
`
`and are not selectable.
